The New Ta-Boo Restaurant Naming on Palm Beach!

Taboo Thomas Keller Palm Beach Island Greenfield WatersTaboo Palm Beach Greenfield Waters Thomas Keller

The legendary Palm Beach Ta-Boo on the famous Worth Ave (the Rodeo Drive of Palm Beach) first opened in 1941.  Having undergone multiple changes of ownership over the last 83 years its understated elegance and influential gatherings drew in the likes of John F. Kennedy, Frank Sinatra, the Duke and Duchess of Windsor, Rod Stewart and many other prominent celebrities.

In 2023, Ta-boo closed for various and truly unknown reasons in detail. The bar and restaurant had been a popular local hot spot and drawing celebrities visiting Palm Beach consistently and very well loved by our locals.  A new owner purchased the building in 2019, had a vision including a major renovation, and the parties did not renew a lease.  After nearly a year closed and with many locals still grieving the loss of such an iconic place it was recently discovered that Thomas Keller, world-renowned chef and restaurateur behind Napa's French Laundry is returning to his Palm Beach roots to revive Ta-boo.

The fantastic news now is that the new owner (Chef Thomas Keller) will be keeping the name Ta-Boo to carry on some tradition. The former owner “couldn’t be happier” stating so in local news. Cheers to the best news we have heard in a very long time, we are so excited for the grand re-opening!

A Guide to a More Sophisticated Florida Spring Break

Classy Florida Spring Break Luxury Greenfield Waters

Taking a break from academics during the spring is a long-standing tradition. It can be known for rambunctious towns and huge crowds. However, not everyone is looking for that experience and looking for something more refined. Here are some options and ideas that may fit for those seeking something nicer, relaxed, and fun in Florida.

Palm Beach

Seeking the ultimate in luxury, class, and sophistication? Palm Beach Island and adjacent West Palm Beach could be a great fit. Offering the finest hotels such as The Breakers and The Colony Hotel Palm Beach, historical landmarks and tours, top high-end restaurants, and of course a little nightlife.

Palm Beach island is the exclusive winter home of billionaires and multi-millionaires. Former President John F. Kennedy also had a Palm Beach island home. All this history means Palm Beach island is an interesting place to visit; all that money means it is also quite beautiful.

There are plenty of things to do on Palm Beach Island: While appreciated the curb appeal of mansions and hedges sculpted into works of art, you can also do a little snorkeling, biking, Segway tour rides, and visiting museums. The opulence of the Island of Palm Beach is easy to spot: The pets are even pampered with four dog-watering fountains built around the town including one on Worth Avenue that is a picturesque basin made from Italian ceramic tile.

If refined behavior and a matching social circle are more your style, then Palm Beach may be your fit. Your Instagram account will thank you ;)

Delray Beach

Delray Beach, a 15-square-mile city in Palm Beach County, was awarded the prestigious international Blue Flag designation last year, one of only two in the entire U.S., after meeting 33 stringent environmental, educational, safety, and accessibility criteria.

But what visitors will probably be interested in is the vibrant downtown area, a huge number of unique restaurants, and, of course, the 7,000 feet of beach with a mile of it blessedly free from looming high-rise condos. Surf, sail, or just hit the water at the beach that "Travel Holiday" magazine named the best public beach in the Southeast for swimming. Or, for some less crowded sand time, head to nearby Atlantic Dunes Park, which features 450 feet of guarded beach.

When the sun goes down or you've just had enough for one day, Delray's Atlantic Avenue is a 20-minute walk from the shore with a staggering assortment of restaurants, bars, art galleries, clothing boutiques, and even a vintage pinball arcade. A few miles away, Delray Marketplace offers even more for fun and quirky eateries an shops. Delray is also convenient to several other excellent beaches and attractions.

Port St. Lucie – Sandpiper Bay

Did you know there was a low-key Club Med that recently became Sandpiper Bay located in Port St. Lucie?  The property has been remodeled, all inclusive, and very entertaining.

You won’t even desire to leave the complex as there are restaurants to choose from and a lot of entertainment.  You can enjoy the adult only pool and swim in the intracoastal, paddleboard, kayak, learn to sail on a Hobe Cat with your friends, hit some tennis balls, play some volleyball on the sand, and even stay healthy with a fitness center and daily exercise classes including yoga.

At night, there is always entertainment which is truly fun if you can just let go and enjoy.  Don’t take things too seriously and just have a good time with it all.  This location and option may be one of the best kept affordable (all things considered) secret out there!

Key West

There's an amazing laid-back party scene year-round in Key West, so why not have your spring break there? The southernmost tip of the continental U.S. is just four miles long by one mile wide so once you get there transportation isn't a problem and live music and great food are never very far away.

Plus, Key West may have the most activities to do when you're not actually lying on the beach. Swim, dive down to the coral reefs, fish, take one of the many boat tours or sunset sails, jet ski, visit some astounding art galleries, watch the performers at the sunset celebration at Mallory Square, visit Ernest Hemingway's house and pet the descendants of his six-toed cats, eat at some fantastic restaurants, or just cruise Duval Street for colorful nightlife.

If Key West gets too crowded there are wonderful beaches and places to visit on the other Keys, and Key Largo is the diving capital of Florida.

30A / The Panhandle

With miles of sandy white beaches and plenty of family-friendly activities and events, 30A is the perfect destination for your Spring Break vacation. Start your 30A Spring Break search and plan a beach getaway that your friends and family are sure to love.

While most of your days will probably be spent relaxing on the beach, 30A offers many activities. Go for a bike ride on County Highway 30A's 19-mile bike path also known as Timpoochee Trail. This paved trail takes you through all of 30A's charming beach communities and features scenic views along the way.

Try your hand at one of the many water activities as well! From kayaking, swimming, paddleboarding, and more, there is no shortage of fun when adventuring on the Emerald Coast.

Visit the “Truman Show” home from the Jim Carrey movie. One of Seaside’s original homes – the perfectly precious yellow and white cottage at 31 Natchez Street. That being said, “Good morning, and in case I don’t see ya-good afternoon, good evening, and good night!”

Palm Beach Island Takes Over as the Top Ultra-High-Net-Worth Property Market in the United States!

Eric Gunther Greenfield Waters West Palm Beach Island

“Palm Beach is a niche market that consistently has the highest concentrations of appropriate properties and lifestyle for ultra-high-net-worth individuals,” says Eric Gunther President of Greenfield Waters Florida Realty on Worth Avenue Palm Beach.

Ultra-high-net-worth “UHNW”, is a level of ultra-luxury residential properties that trade for $50,000,000 or more. The market for these eight and nine-figure estates has significantly increased in the past ten years.

New York, the Hamptons, Malibu, Los Angeles, Aspen, and Miami have all seen a sudden and profound transformation in the value of the most coveted properties. But nowhere in the U.S. compares to the small Island of Palm Beach which currently has 13 properties listed for sale asking over $50,000,000. This 16 mile long barrier island is a fraction of the size of its UHNW market peers, making the concentration of luxury real estate sales staggering over the comparatively small area.

Over the last year of 2023, Florida’s two most expensive home sold on Palm Beach Island.  $170,000,000 was in first place at 589 North County Road Palm Beach, FL 33480 and $155,000,000 in second place at 1495 North Ocean Boulevard Palm Beach 33480 combined into a compound with 108 Mediterranean Road Palm Beach, FL 33480.

As the balance in middle market property prices and interest rates struggle to find common ground across the general U.S., solid activity in the Florida market and in the UHNW market of Palm Beach is understandable for emotional reasons but also backed by qualitative data.

Buyers of properties in excess of several million dollars aren’t as affected by volatility in interest rates or the stock market like other buyers. Often paying in cash versus financing, these buyers see their real estate as tangible assets to be enjoyed but also bought, sold, and traded at the right times.

Meanwhile, just across the Intracoastal waterway, select bordering neighborhoods of West Palm Beach are becoming “Palm Beach Island adjacent” with sales in excess of several million dollars being very normal.  Areas in West Palm such as Marina Park, El Cid, Howard Park, Phipps Park, and South of Southern (SOSO) are emerging in a very big way. As major financial firm and accompanying industries such as consulting, accounting, legal, and more keep moving to West Palm Beach, we expect these neighborhoods to continue growing in value and the beautification of Mediterranean revival and modern styled new construction homes.

Palm Beach owners naturally enjoy the warm winters of our busiest season, when residents with multiple homes return for the climate. Many visitors come prepared to shop for real estate during this season making it ripe to sell for more. Spring and summer balance out the year as owners often list after enjoying a last winter season and demand to buy exits all year long in the Florida UHNW market. Typically, buyers even appreciate the downtime after buying so they can renovate and bring in the finest upgrades and décor of their personal choice which can take time after buying.

This year more incredible properties are on the market and selling for more than anywhere else in the United States. Currently, the Island’s most expensive listing is 2.3 oceanfront vacant acres of land listed at $200,000,000 at 1063 and 1071 North Ocean Boulevard Palm Beach, FL 33480. They have 360 feet of width across the beachfront which is a rare luxury opportunity on The Island. These are owned by cosmetics heir William Lauder who listed the land on the market after buying the late Rush Limbaugh’s property. Both properties were torn down to achieve their amplified land value together.

Traditionally, Palm Beach was perceived as a multigenerational closed circle. Today, this is no longer the case and sellers are aware of the vibrant new audience which needs to be reflected and focused on for marketing and advertising to sell a property of these price points in the economy of today. The Island does still maintain the exclusivity of high society, yet it's much more inclusive of people from a broader range of affluence, industries, and backgrounds which is very healthy.

Here are five of our favorite finest properties on the market as of today on Palm Beach Island:

10 Tarpon Isle Palm Beach, FL 33480

Listed for $187,500,000

www.greenfieldwaters.com/search/details/1j5/0/

In 2021, Todd Glaser and his business partners made waves in the real estate world by acquiring the 2.3acre man-made Tarpon Island for a $85,000,000. After an extensive renovation, showcasing their commitment to luxury and opulence, they listed the island in 2022 for an eye-opening $218,000,000. Taking a strategic pause from the market which created incredible desire from real estate buyers, Glaser reentered the fray in November with an adjusted price. Originally designed by Howard Majors in 1930, the mansion underwent a dramatic transformation under Glaser's vision. Its footprint doubled to nearly 24,000 square feet, now boasting 11 bedrooms, 15 bathrooms, and 7 half-bathrooms. The property is a veritable oasis, featuring two pools, a dock, a lighted tennis court, a cold plunge, steam room, sauna, salon parlor, massage room, gym, and a catering kitchen. This embodiment of luxury living epitomizes the pinnacle of exclusivity and grandeur.

David Gochman's entrepreneurial journey includes the successful sale of his family's renowned sporting goods empire, Academy Sports & Outdoors, to the private equity firm KKR for a staggering $2,100,000,000 in 2011, as reported by Forbes. Following this achievement, he established Inclenberg Investments, based in Palm Beach, in 2012. The Gochmans' connection to luxury real estate began in 2014 when they acquired the South Ocean Boulevard property for $15,400,000 million, according to records. Demonstrating their commitment to refinement and elegance, they embarked on the construction of a new residence on the expansive 0.9 acre parcel in 2018. The resulting masterpiece spans 5,800 square feet, boasting bedrooms, bathrooms, and 1 pool, offering an unparalleled blend of coastal splendor and modern luxury.

Understanding HOA and Condo Special Assessments: How They Happen and Why

Verona Lakes Special Assessment - Greenfield Waters - Eric Gunther

Homeowners Association (HOA) and Condominium Association (Condo) special assessments can be unwelcome surprises for Florida homeowners, leading to financial burdens that were not anticipated. While many associations strive to follow budgets and establish reserve funds, unforeseen circumstances can lead to shortfalls, resulting in the need for special assessments. This article explores the reasons behind HOA and Condo special assessments, delving into the dynamics of budgeting, reserve funds, and the significant importance of periodic reserve studies.

The Formation of HOAs and Condos

Florida HOAs and Condos are typically established around new construction projects where physical infrastructure is needed, with the aim of creating a cohesive and well-maintained community. During the formation, a general budget is crafted, outlining the financial requirements for the upkeep of common areas and community facilities. In some cases, a reserve savings fund is also established to cover future repairs and replacements.

However, as time progresses, the accuracy of reserve savings financial plans may diminish. Board Members, often volunteers with good intentions, may lack the financial background to effectively interpret essential financial documents. Condo Associations in Florida are regulated more closely by the government, providing additional protections for property owners compared to HOAs. Despite these regulations, both types of associations can experience financial inaccuracies that compound over time.

The Role of Reserve Studies

To address the potential for financial inaccuracies, periodic reserve studies become crucial. A Reserve Study involves hiring a company to analyze the reserves, assessing their adequacy given the current state of the community. For example, a community created 20 years ago is extremely likely to have initially underestimated the costs of future repairs and replacements. Issues such as structural problems or age of clubhouses, road wear and tear, aging pools, and occasionally an association has responsibility for property roofs within the community can all contribute to unforeseen expenses.

Special Assessments: Unveiling the Need for Additional Funds

When the standard HOA dues, also known as assessments, prove insufficient to cover the essential repairs and replacements, a special assessment becomes necessary. This additional amount, typically approved by the Board as an emergency, is meant to address critical issues that cannot be deferred. Since these assessments are crucial and not elective, they can be passed relatively easily by the Board.

A hypothetical scenario could involve a community needing $10,000 per property for a large and significant repair or replacement. In such cases, homeowners may be required to pay this special assessment by a specified date or opt for monthly payments with interest, potentially totaling $15,000 as an example. If a homeowner wishes to pay off the special assessment loan early or sell their property, the entire remaining amount including the future interest is traditionally due in full at closing. Yikes!

Homeowner Empowerment and Preparing for Special Assessments

As a homeowner, being proactive is essential. Regularly reviewing the financials of your HOA or Condo community can provide valuable insights. It's important to evaluate whether the reserve dollar amounts are adequate when broken down into their predetermined permanent categories. Making sure reserve studies have been done within the last few years is incredibly important and something a homeowner really must persist upon to their board so the future does not have negative financial surprises.

If faced with a special assessment, homeowners should inform their Realtors and potential buyers promptly. This transparency ensures that all parties are aware of the financial obligations tied to the property. Moreover, engaging in discussions with the Board Members and Property Managers to conduct Reserve Studies every few years can keep homeowners well-informed. This proactive approach enables homeowners to anticipate and save for potential shortfalls, minimizing the surprise factor associated with Special Assessments.

What Can Homeowners Do?

HOA and Condo special assessments can be major financial burdens for homeowners, but understanding their origins and taking proactive measures can mitigate the impact. The creation of these associations during new construction, coupled with extremely important periodic reserve studies, sets the stage for a well-maintained community. Homeowners play a crucial role in staying informed about the financial health of their association, ensuring that reserve funds are adequate, and being prepared for potential special assessments. By fostering transparency and communication, homeowners, Board Members, and Property Managers can work collaboratively to create financially sustainable and resilient communities.

Greenfield Waters Florida Realty stands out with its exceptional expertise in listing and selling properties burdened with special assessments. The agency's profound knowledge and practical application in navigating transactions involving special assessments make them a valuable resource for property owners facing such challenges. Discover the Unparalleled Real Estate Opportunities in Palm Beach County, Florida!

Eric Gunther Realtor Greenfield Waters Palm Beach Island County Broker

Palm Beach County, Florida, has proven itself as an oasis in the real estate market, showcasing remarkable stability and growth, even in challenging times. As we close out the year, the latest data reveals strong trends: Median Sales Prices are up over 7%, closed sales down just over 3%, and inventory down just under 12%. What does this signify? Palm Beach County is a shining star with homes being purchased and defying market results seen in other regions across the United States.

One key factor contributing to this growth is the limited inventory. With fewer properties available, competition among buyers has intensified, ultimately helping to stabilize property prices. In this thriving market, Palm Beach County stands out as a desirable destination for those seeking a resort-like lifestyle, coupled with the benefits of remote work opportunities and an influx of companies that have moved their businesses to the area.

Palm Beach County is celebrated for its high-end amenities, upscale shopping, world-class dining, and vibrant social scene. This idyllic setting has captured the hearts of many, driving individuals to sell homes outside Florida and invest in Palm Beach County's real estate. Some are even using their net proceeds to purchase properties in cash, while others are opting to "buy down the rate" by paying down a portion of their mortgage upfront, securing lower interest rates.

At this juncture, if a buyer (or buyers) consider a conventional mortgage without buying down the rate, a general rule of thumb suggests that for every $1,000,000 in property value, the buyer(s) should have around $312,500 in tax return-proven income.

Greenfield Waters Florida Realty: Your Premier Real Estate Partner in Palm Beach County

In this thriving real estate market, Greenfield Waters Florida Realty stands as the beacon of luxury and excellence in Palm Beach County. As the President and Broker, Eric Gunther expresses his enthusiasm, "I am extremely happy with the results from the latest data. Florida is highly desirable for so many reasons that are unlikely and even impossible to change, making real estate generally safe in comparison to other markets or financial stores of value."

Greenfield Waters Florida Realty is renowned for handling properties valued at over one million dollars, as well as upper-middle-market properties that are highly sought after. Situated at 205 Worth Avenue on Palm Beach Island, Greenfield Waters is a natural fit for multimillion-dollar estate properties, which require the high level of intelligence, sophistication, and commitment that the firm is known for.

Eric Gunther emphasizes, "Properties that belong to high-net-worth sellers require additional understanding of personal privacy with discretion, financially pre-qualifying and vetting all possible buyers, advertising locally, nationally, and globally, acting as a 'gatekeeper,' and genuinely caring about the property for sale. We also offer special commission structures for our neighbors on Palm Beach Island, serving as a testament to our metaphorical anchor we have placed on the Island."
