The results are in and Palm Beach County real estate values have GROWN in January 2023 versus January of 2022! Single family home prices are up 4.9%.  Townhouses and Condominiums are up 5.1%.  Data from Beaches board of Realtors shows this grow and is great news for homeowners, sellers, and buyers confirming stability and comfort in our local Florida real estate.

A welcome addition to our local public schools will soon be West Boynton Beach Middle School.  Located on near the corner of Boynton Beach Boulevard and Acme Dairy Road, the new campus will host around 1,300 students.  

Excitement is high as West Boynton Beach Middle School will have updated state of the art technology and safety for the students.  As the areas of West Boynton Beach and West Lake Worth have become so popular with all age communities and families, some schools have been a bit crowded.  This new school will absorb some footprint from Christa McAuliffe Middle School and Woodlands Middle School and the exact boundaries will be decided.

Top rated schools are a common search criteria when buying a home in Palm Beach County.  The Florida Department of Education rates each of our schools annually with a grade system from “A” being the best to “F” being the lower scoring.

At Greenfield Waters Florida Realty we find that several areas have a concentration of “A” rated schools.  This quick guide will highlight areas and schools that consistently have years of “A” rating and reliable streaks of quality in their history.

Schools zones in Florida can be very different.  They often fit together like puzzle pieces and unlike other states the zones are not just related to the specific town where the school is located as they may border other towns that attend as well.  There are often Magnet Programs and Charter Schools as well that are very valuable.

In fact, prices have been increasing at a steady rate for years now. But when it comes to finding a safe investment, Florida real estate offers a very unique value proposition.

There are a lot of factors to consider when making an real estate purchase or investment, and one of the most important is financial safety. Many people are hesitant to invest in real estate because they’re worried about potential risks. However, when you invest in Florida real estate, data has shown your money is safe. In this blog post, we will discuss the reasons why Florida is a safer investment than the rest of the country.

Analysis of economic markets will aways be a topic of opinions.  However, we can look at many factors in relation to the United States and world economies to gain some predictions.  Analysts find that our real estate in Florida has been a home to not only residents but investors for decades and investment is likely to accelerate under current world financial conditions.  

The dollar in America is arguably designed to depreciate to encourage institutions and individuals to invest rather than save money in a bank account.  This slow loss of dollar buying power requires more dollars to purchase the same goods and services.  Inflation is a big news topic these days along with ways to try and keep the pace even.  Often these tools are through the Federal Reserve and adjusting interest rates.  We did have some low rates over the last few years and the increases still have us in a range that is considered very affordable compared to historical rates.  The more dollars are needed to buy the same thing, the more dollars should be needed to buy the same property.

Other countries experience the same inflation though conditions similar to the United States.  These currencies are compared to each other for their pricing and value.  Right now even with inflation across the world our dollars is actually outperforming currencies that we typically always are trailing behind.  The Euro and the British pound are great examples which are falling behind in pace to the United States Dollar.  This is a big deal to recognize. 

There are massive amounts of people living abroad that want to avoid losing value in their money and assets.  They often look to America for a safe haven for investments.  One of categories foreign investors are allowed to hold under our laws is real estate which is a classic buy and hold position to protect against inflation!

Florida has seen an influx of new residents as remote work has become very normalized.  Living in a tropical environment is naturally desirable so we have seen our property values adjust upwards to realize our true worth in Florida.  This is not something that will slow down but increasingly become normal to work remotely opening the doors of Florida living to an incredible number of new residents.  New residents to Palm Beach County were traditionally from New York and New Jersey which is common here but now we are also seeing the rest of the country making their way here with considerable ambition.

Foreign buyers looking to move to Florida or simply invest their money into a more stable economy than their own find a lot of comfort and of course enjoyment in owning a Florida home or property.  We believe that this trend will grow over the next few months and increasingly for years to come.  Foreign buyers and investors are likely to grow quickly and considerably.

Gunther also reminds us that current home owners actually qualified for financing so they truly can afford the homes purchased over the last year or two.  He found that even middle to upper middle market properties were bought with cash which was not as common in the past.  Properties in excess of one million dollars are growing and another area where cash is increasingly common.  He want’s us to know that the money is chasing Florida and it’s unlikely to stop nationally or internationally.  Florida is indeed unique from the rest of the country for our weather and quality of life.  Comparing our state to the entire nation is of course neglecting the value we have so understand that big news is not focusing on our Florida value offering. 

Eric Gunther thinks that the middle market and upper middle market will likely stay within the range of our new normal pricing.  Properties in excess of one million dollars will grow and the most luxurious markets will still have very high ends when we consider international demand and their financial reasons to invest in Florida real estate.  We may slow from the bidding wars and paying far above appraised values and that’s actually good!  Sellers need to find comfort that as their property goes under contract that it’s reasonable to expect to find their next home without extreme challenges.  Right now we have an excellent balance between sell and buy.

Why is Palm Beach Island so Famous?

Palm Beach Island is one of the most special locations in Florida. Known for wealth, prestige, and exclusivity. Palm Beach Island has a storied past, with famous landmarks, country clubs, and luxury hotels. The island has some of the best restaurants in Palm Beach County and is also home to celebrities and many billionaires. Palm Beach Island is a truly special place with a storied history. 

Palm Beach Island History 

Palm Beach Island has a long and interesting history, dating back to the 1800s when Henry Flagler built his railroad across the island. In the early 1900s, the Palm Beach Hotel was built, which attracted many wealthy guests from around the world. The hotel was later demolished and replaced by The Breakers, which is still in operation today. 

In 1926, the Palm Beach Inlet was created, which connected the island to the mainland. This made Palm Beach Island a more desirable destination, as it was now easier to access. 

Since then, Palm Beach Island has been known as a playground for the rich and famous.

Palm Beach Island is home to many famous landmarks, such as The Breakers, Worth Avenue, Via Mizner, Via Parigi, Paramount Theatre Building, and the Flagler Museum. Palm Beach Island is also home to Bethesda-by-the-Sea, which is the oldest operating church in Palm Beach County.

Palm Beach Island is home to some of the most exclusive and prestigious country clubs in the world. The Island is a very exclusive community, and it is not easy to get into the country clubs or buy a home on the island. Some of my favorites include Café Boulud, L'Escalier, Palm Beach Grill / The Honor Bar, Le Biboquet, BrickTop's, La Goulue Palm Beach, BiCE, Renato's, Cucina Palm Beach, Buccan, Henry's Palm Beach, HMF and the Seafood Bar at the Breakers Hotel, and The Flagler Steakhouse. If you are looking for a truly unique Palm Beach Island dining experience, I recommend Cafe L'Europe or Ta-boo where you will certainly rub elbows with the locals. 

Palm Beach Island Famous People and Billionaires 

Palm Beach Island is also home to many famous people and billionaires. The Island has been home to many famous residents over the years, including JFK, Jackie Onassis (Jacqueline Kennedy Onassis "Jackie O"), Donald Trump, Jon Bon Jovi, Sylvester Stallone, John Lennon, Howard Stern, Jimmy Buffet, and dozens more. Many notable billionaires are Bill Gates, Warren Buffett, and Michael Bloomberg. However, many billionaires are from business and industry and not necessarily household names.
