Developers are investing billions of dollars into West Palm Beach luxury condominium projects, with more than 2,000 ultra-luxury units planned or under construction — according to an analysis by Greenfield Waters Palm Beach Island Realty.
“We’re seeing traditional Palm Beach Island homeowners list and sell to take advantage of this new West Palm Beach proposition,” says Eric Gunther, Founder, Managing Broker & Realtor at Greenfield Waters Palm Beach Island Realty. “True luxury is spilling over from the Island, and buyers from across the country are recognizing it.”
Billion-Dollar Developments and Record Construction Loans
Four of the city’s leading projects alone account for nearly $1.4 billion in construction loans, and early entrants are already closing sales.
Forté on Flagler — from Two Roads Development and Alpha Blue Ventures — surpassed $289 million in presales and began closings earlier this summer.
At least nine more projects are now slated north of the Flagler Memorial Bridge, signaling that the luxury surge is expanding well beyond downtown.
“They’re testing the North Flagler market,” Gunther notes. “The Nora District is thriving, SoSo is highly desirable, and Flamingo Park continues to gain attention. Every neighborhood adjacent to Palm Beach Island is maturing into its own luxury ecosystem.”
Billionaires Betting Big on “Wall Street South”
Names like Stephen Ross, Jeff Greene, David Martin, and Jorge Pérez have poured billions into West Palm Beach, convinced it’s becoming the crown jewel of what locals now call Wall Street South.
And buyers are following suit.
“We have an investor market, Island sellers shifting to new condos, and Florida buyers seeking next-generation luxury,” Gunther says. “The demand is real and accelerating.”

Of the dozen-plus towers planned, seven have launched sales, with three confirming presales publicly — a clear sign of traction in the ultra-luxury segment:
- Alba Palm Beach – Over 60% presold, with a $95M construction loan from Kriss Capital. Completion expected Spring 2026.
- Mr. C Residences West Palm Beach – 70% presold, backed by a $285M Tyko Capital loan.
- Ritz-Carlton Residences West Palm Beach – Nearly 50% presold, groundbreaking early 2026.
“Momentum builds as buyers watch cranes rise and towers take form,” says Gunther. “It’s reminiscent of Palm Beach Island’s golden years — only this time, the opportunity is across the bridge.”
The Art of Precision
Some developments, like Shorecrest by Related / Stephen Ross, have undergone multiple design evolutions.
“Related hosted an incredible broker event at Harry’s Bar, then improved the architecture again,” Gunther recalls. “It became one of the most talked-about projects in the market.”
Meanwhile, billionaire Jeff Greene’s forthcoming Herzog & de Meuron-designed towers are poised to rival The Bristol and South Flagler House at the top of the market.
“West Palm Beach hasn’t seen pre-development condo sales like this in decades,” says Gunther. “Buyers are excited — you can feel the shift when you look at the cranes along Flagler.”

Stern Architects, it’s already about 50% presold, with closings anticipated in late 2026.

Shorecrest – 1901 North Flagler Drive
Another Ross/Related project, Shorecrest has evolved through two rounds of upgraded design. The 28-story waterfront tower will feature 100 residences priced from $2.7 million to $7 million, with architecture by Roger Ferris + Partnersand interiors by Rottet Studio. Construction begins next year, with completion projected for 2027.
Ritz-Carlton Residences, West Palm Beach – 1717 North Flagler Drive
A collaboration between Related Group and BH Group, this 28-story, 137-unit tower is approximately 50% presold. Designed by Arquitectonica with interiors by Rockwell Group, prices start at $2.5 million, with completion expected in 2028.
Apogee – 4906 North Flagler Drive
Also from Related Group and BH Group, Apogee will rise 21 stories with 39 ultra-luxury residences. The site, purchased for $16 million, received city approval this year and is designed by Arquitectonica. Completion is expected by 2027.
Alba Palm Beach – 4714 North Flagler Drive
Developed by BGI Capital and Blue Road, Alba secured $95 million in financing from Kriss Capital. The 22-story, 55-unit tower is more than 60% presold with prices ranging from $2.5 million to $7 million. Architecture by Spina O’Rourke + Partners and landscaping by Schmidt Nichols. Delivery is expected in Spring 2026.
Olara – 1919 North Flagler Drive
New York–based developer Savanna is bringing a bold two-tower project with 275 condominiums and 170 apartments. Backed by a $380 million construction loan, Olara is designed by Arquitectonica with interiors by Gabellini Sheppard Associates. Prices range from $2 million to $10 million, with completion slated for 2028.
The Berkeley – 601 & 621 Clearwater Park Road
Developers Al Adelson and Sympatico Real Estate broke ground and launched sales simultaneously in December. The 25-story, 193-unit tower features Arquitectonica’s signature architecture, with pricing from $2 million to $10 million and completion anticipated in 2027.
Mr. C Hotel & Residences West Palm Beach – 320 Lakeview Avenue
From Terra and Sympatico Real Estate, this mixed-use tower combines 146 condominiums with 110 hotel suitesunder the famed Mr. C brand. The developers secured a $285 million construction loan, and the project is 70% presold. Designed by Arquitectonica with interiors by Meyer Davis, completion is set for 2027.
Greene Towers – 2175 & 2251 North Flagler Drive
Billionaire Jeff Greene plans two 30-story towers featuring 76 residences designed by the Pritzker Prize–winning firm Herzog & de Meuron. Still in the design phase, these towers are expected to compete directly with The Bristol and South Flagler House at the pinnacle of the luxury market.
Flagler House – 3705 South Flagler Drive
Developed by Perko Development and Kolter Urban, Flagler House will feature 39 waterfront residences across 18 stories, directly across from Mar-a-Lago. Designed by SB Architects, the project received city approval in 2025 and is expected to launch sales in 2026.
5400 North Flagler – 5400 North Flagler Drive
Toronto-based Great Gulf is developing this 31-story, 97-unit tower following its success with La Clara. Designed by Safdie Architects with interiors by Studio Munge and landscaping by Enea, the project is now fully approved.
Rybovich Marina Redevelopment – 4000–4300 North Flagler Drive
A landmark $2 billion redevelopment by Integra Investments and Huizenga Holdings, this project will bring four luxury towers totaling 660 units to the Rybovich Marina district. Kohn Pedersen Fox (KPF) — of Hudson Yards fame — leads the design. Sales are expected to begin in late 2026.
Nora District Condominiums – 1105 North Dixie Highway
NDT Development, Place Projects, and Ronto Group are teaming up within the highly anticipated Nora District to build an 11-story, 122-unit condominium complex designed by Robert Swedroe Architects. Construction begins next year, with delivery in 2028.
